Flood insurance In Wilmington, Newark and Throughout Delaware 

All homes are at risk of floods, even those that have never flooded before. Some properties face higher flood risks than others. Depending on how your home stacks up, your need for flood insurance might be significant. With Delaware experiencing several days of high flooding annually, insurance coverage to protect your home against damages may be in your best interest as a homeowner.  

What is Flood Insurance? 
Every property is vulnerable to flooding. Purchasing flood insurance will help protect the things you value by covering direct losses to your home and its belongings. The National Flood Insurance Program (NFIP) offers two types of coverage—building coverage and contents coverage—to protect your home and belongings. The following are specifics to what is covered under flood insurance:  

  • Electrical and plumbing systems

  • Furnaces and water heaters

  • Refrigerators, cooking stoves, and built-in appliances like dishwashers

  • Permanently installed carpeting

  • Permanently installed cabinets, paneling, and bookcases

  • Window blinds

  • Foundation walls, anchorage systems, and staircases.

  • Detached garages

  • Fuel tanks, well water tanks and pumps, and solar energy equipment


Aside from the building coverage, your insurance may also cover the contents of your home such as:  

  • Personal belongings such as clothing, furniture, and electronic equipment

  • Curtains

  • Washer and dryer

  • Portable and window air conditioners

  • Microwave oven

  • Carpets not included in building coverage (e.g., carpet installed over wood floors)

  • Valuable items such as original artwork and furs (up to $2,500)


The cause of flooding matters when discussing flood insurance coverage. Flood insurance will cover losses caused directly by flooding. If something happens that is indirectly due to flooding, coverage will not be provided. Discuss this in detail with your agent before deciding on your coverage option.  

Who Needs Flood Insurance?  
You may be considering whether or not flood insurance is the right coverage for your home. The following should consider obtaining this coverage:  

  • If you live in a designated high-risk flood zone, and you have a mortgage backed by a federallyinsured lender, then you will have a coverage requirement.

  • Some lenders require mortgage holders to buy flood insurance regardless of whether they live in a high-risk zone.

  • Coverage is required if you live in a high-risk flood zone and have ever received disaster assistance through FEMA or the U.S. Small Business Administration (SBA). If you do not buy a policy, then you will not qualify for such assistance in the future.


Is All Flood Insurance Through FEMA? 
Some companies offer private flood insurance options. It is most common to obtain coverage through the NFIP which is the federal plan from FEMA. It’s important to discuss your options with your agent at Brooks McCall & Associates, Inc before making any final decisions.
